Every work step in your house is inspected at the factory to ensure the highest quality finish. Once the house is complete, it is inspected by an independent surveyor. If you choose a Turnkey house, we are responsible for manufacturing defects for three years. With Total Responsibility, our liability extends for ten years and also covers groundwork, foundation, and connections carried out by local contractors.

Self-inspections
The first step in our self-inspection is performed by the work teams responsible for the individual stages in the manufacturing process.
Quality begins with thoroughly developed technical drawings. Each of our houses is described down to the smallest component. This applies to everything from which timber qualities and screw materials are used in which locations in the house to how each towel hook should be mounted. On the house’s journey along the factory floor, an 80-page quality document follows, where each work stage must be approved.
The second step is performed by an internal inspector who checks all parts of the finished house module. Protocols and photographic documentation from the internal inspection are reviewed by your project manager, who must give approval before the house module may leave the factory.
The third step of self-inspection is performed by our installation team after final assembly on your plot. This includes all final assembly of the house (for houses delivered in multiple modules), detail finishing, child safety, fire safety, cleaning, and construction waste management.
Certified inspector
To ensure their rights, the client is also recommended to have a certified inspector inspect the finished house. Both the client and Sommarnöjen must be notified of the inspection in writing and at least two weeks in advance. The inspector shall examine the house based on the purchase agreement and the Consumer Sales Act regulations.
If the inspector determines that defects exist, the inspector shall state the estimated cost for remedying the defects in the protocol. The client has the right to withhold payment corresponding to the cost of remedying the defects until the remarks have been addressed.
Responsibility from three to ten years
Sommarnöjen is, according to the Consumer Sales Act, responsible for remedying defects that existed at the delivery of the house and are discovered within a period of three years thereafter, at no cost.
If you have chosen the Total Responsibility service, you are covered by the extended protection included in ABS 18, General Conditions for Small House Contracts. This means that Sommarnöjen has responsibility for original defects discovered within a period of ten years. This covers both the house and groundwork performed by local contractors.
For clients who have chosen the Total Responsibility Fixed Price service, a certified inspector is included in the price.
