Our base price for a turnkey house includes a fully completed house and a personal project manager until move-in. The price of the house is fixed, transparent, and no hidden items are added. Trailer transport throughout Sweden is included in the price, as is the crane that lifts the house onto your plot. If you choose Total Responsibility, we also handle the procurement and project management of groundworks, foundation, and connections. If you want complete peace of mind, we offer Total Responsibility Fixed Price, where all costs are included in the price. If you prefer to be responsible for the interior yourself, the Climate Shell option is available.
All our houses feature well-thought-out architecture and are manufactured indoors in our own factory, primarily from natural materials. Even windows and sliding glass doors are manufactured specifically for us from solid wood and triple-layer tempered insulating glass.
The interiors are harmonious, featuring solid wood floors treated with hard wax oil, custom-built storage, and kitchens in Sommarnöjen’s design with integrated appliances from Electrolux. The bathrooms have underfloor heating and natural stone tiles, wall-hung toilets, selected porcelain, and concealed connections. Naturally, all houses are winter-insulated, fully painted externally and internally, and complete with internal electrical and plumbing systems that are connected at the house perimeter.
Climate Shell
If you desire a beautiful house but are willing to take responsibility for the interior and groundworks yourself, Climate Shell is an economical alternative.
The price for Climate Shell is fixed and includes a house that is completely finished externally, as well as a personal project manager. Trailer transport throughout Sweden is included in the price, as is the crane that lifts the house onto your plot. Internally, the routing for electricity, water, and sewage is prepared, while you are responsible for the interior finishes in all rooms.
Turnkey House
If you choose a turnkey house, the house is completely finished above ground. You hire the contractors you want to prepare the plot, build the foundation, and connect electricity and plumbing. Your project manager will assist you with drawings for the foundation, details for connecting electricity, water, and sewage, and other information the contractors need for their work.
The cost of groundworks depends on the size of the house, the conditions at the building site, and the price level in the region where your property is located. The average cost for groundworks for houses of 30, 50, and 80 sqm is SEK 150,000, SEK 185,000, and SEK 215,000 respectively.
Developer costs are expenses during new construction caused by legislation or formal requirements from the municipality. They may include the municipality’s fee for the site map, building permits and any other applications, site boundary marking and position control, a certified coordinator, an inspector, a master chimney sweep, and completion insurance.
These costs depend on the size and equipment of the house, the conditions of the building site, and the municipality’s regulations and fees. The average developer cost for an Attefall house is SEK 60,000, and for holiday homes of 50 and 80 sqm, it is SEK 90,000 and SEK 100,000 respectively.
Total Responsibility
If you choose our Total Responsibility service, you do not need to do anything yourself as we manage the entire project for you. And we mean absolutely everything. We prepare the complete building permit application and handle all contact with the municipality. We procure the groundworks performed on-site from local contractors – site preparation, foundation, and connections for electricity and plumbing. You naturally approve the contractors’ quotes before work begins.
In addition to delivering your finished house, we coordinate all groundworks and ensure they are performed correctly. This way, you have a single point of contact, which makes it convenient for you and more secure if problems should arise in the future, as our ten-year responsibility also covers the groundworks.
The price for the Total Responsibility service for houses of 30, 50, and 80 sqm is SEK 120,000, SEK 150,000, and SEK 195,000 respectively. You then pay the actual cost plus a 12.5% markup for the groundworks that we procure and take responsibility for.
Total Responsibility Fixed Price
Do you prefer a fixed price for the entire project before you sign a contract? With our unique Total Responsibility Fixed Price service, everything is included in the price.
Just like with the Total Responsibility service, you do not need to do anything yourself. The difference with Total Responsibility Fixed Price is that all the parts that can sometimes involve uncertainty are included in the price.
Site preparation, excavation, and removal of materials are included. A pier foundation with drainage pipes is included. Routing and connection of electricity, water, and sewage are included. Even developer costs such as municipal fees for site maps, building permits, site boundary marking, and position control are included. As is completion insurance if the municipality requires it, a certified coordinator, an approved inspector, and even a master chimney sweep, which is required if the house has a stove. You will not find a more complete fixed price anywhere.
